What's R.E.O. (Real Estate Owned)?
Real Estate Owned (R.E.O. or REO) refers to a property for sale that is owned by a lender, typically after a previous foreclosure.

The REO Escrow Process
The REO escrow process may usually take longer since the property is an REO property and the seller is the lender itself or the bank. A clear line of communication with the bank will help shorten the escrow process. However, the lenders/banks have certain processes established within procedures as well as banking systems delay even an accepted offer to be finalized by several days or weeks.
Buying REO Properties
Buying an REO property is almost like purchasing a regular house. The main difference comes in the escrow process, since it is established with a bank. On REO properties, the bank's counter offer or reaction to any buyer offering will be different than buying a regular house or property. The banks will most likely try to minimize their loss on the property and may or may not wait for additional offers depending on the case. In addition to this there will be time and date deadlines, constraints and restrictions working with a bank on escrow process.
