Escrow Settlement for HUD
H.U.D.
The federal department responsible for the major housing programs is the U.S. Department of Housing and Urban Development. (See the FAQs that HUD provides about escrow accounts for consumers). However, within Title Insurance and Escrow Services business referring HUD could mean the actual closing settlement document itself. The term is being used interchangeably.
Title Insurance for HUD
Just like in any other transaction Title Insurance for HUD will protect against any claims that may arise after transaction is completed. HUD issues the title free of liens by using a warranty deed to transfer the title. However the history of the title is not warranted under this transfer. Title insurance is still necessary as a protection against any defects, claims or litigation originated from title history of the property.
HUD Loans - Benefits - Advantages vs Disadvantages
The Federal Housing Administration FHA loans helps home buying through Single Family FHA Insured Mortgage Programs since 1934. FHA loans have been an attractive loans option to homebuyers because it is easier to qualify for FHA loans than any other loans. Also FHA loans have low down payments and lowclosing costs compared to others. On the other hand, FHA loans may not be the favorite choice of sellers since sellers closing costs may come out higher on FHA loans and the closing process may take longer.
HUD Homes/HUD Properties
In the case of a homeowner who is using an FHA Loan cannot make the payments; HUD will pay off the lender and take over the property. These foreclosed houses/properties will be sold by HUD at market value without warranty.
FHA provides the following loans for the homebuyers:
- FHA First Time Buyer Loans
- FHA Fixer-upper Loans
- FHA Reverse Mortgages (Loans for Seniors)
- FHA Energy-efficient Mortgages
- FHA Manufactured Housing and Mobile Homes Loans
